The ideal investment opportunity is a 20,000-100,000 sqft multi-tenant property, with average suite sizes of 3,000 sqft, with under market leases and an average lease term < 24 months.

Single-Tenant Industrial

Redwood Capital Group seeks vacant buildings or those with short term leases in place at low rental rates.

Vacant

Redwood Capital Group seeks to acquire 20-100k sqft vacant industrial buildings. We target properties with clear heights greater than 22', 3 phase power, multiple-docks doors, with ample parking, ideally a laydown yard, and most importantly, incredible highway access.

The ideal investment opportunity is a 20,000-100,000 sqft vacant building located off i85, 485 (Charlotte), or 285 (Atlanta).

Short lease term

Redwood Capital Group capitalizes on properties with below market rents and short lease terms. We are ok with taking turnover risk and lower up-front cash flows in exchange for higher cashflows in the future.

Below market sale leaseback

Similarly, we will will offer sale leasebacks with very favorable terms for sellers in exchange for a lower basis. We like to buy by the pound and sell on a cap rate.
